The plan for Marina Station includes 272 below-market-rate affordable homes. These homes, providing housing for a wide range of socioeconomic backgrounds, will be seamlessly integrated throughout Marina Station for a truly connected and diverse community.

Marina Station will offer a variety of home types, including large and small single-family homes, cottages, townhomes and apartments. The architectural styles, inspired by Classic Monterey, Beach Cottage and California Bungalow designs, will line the streets, creating the charming coastal atmosphere the area is known for.
Purposeful Parks & Open Space
A key element of Marina Station is its strong commitment to parks and open space, focusing on the expansion of Windy Hill Park and the preservation of the eucalyptus grove along the southern boundary.
The plan designates approximately ~55 acres for usable parks and recreational areas. This includes ~20 acres for neighborhood parks featuring playfields, soccer grounds and a baseball field. In addition, linear parks will be woven throughout the community, offering trails for walking, jogging and biking.
Beyond these recreational spaces, over 83 acres are dedicated to permanent open space, highlighting our commitment to responsible development and creating a balanced, sustainable environment for the future.
A Bright Future
Marina Station will dedicate a two-acre parcel of land adjacent to Olson Elementary School to the Monterey Peninsula Unified School District when the first Final Map is recorded, with the dedication anticipated in early 2025. In addition, the development will contribute over $10 million to support local area schools.
In the Community
As part of our commitment to the long-term growth and vitality of Marina, Marina Station is projected to create over 1,000 permanent jobs, strengthening the local economy and providing valuable opportunities for area employers to thrive.
Marina Station will be wrapping up mass grading in November of 2024, at which time underground utilities installation will commence.
We anticipate that underground utilities installation will be completed in the summer of 2025.
We will then circle back to “finish” grade the site and complete the installation of the curb, gutter and streets toward the end of 2025.
Last, we will install the landscaping in the parks, paths, streetlights and dry utilities. We anticipate that this will be completed by the end of 2026.
Frequently Asked Questions
Marina Station provides for a residential development capacity of approximately 1,360 dwelling units, 60,000 square feet of commercial retail, 143,808 square feet of office space and 651,624 square feet of industrial uses. Of the 1,360 residential units, approximately 887 are single-family units and 473 are multifamily units. Uses include low-, medium- and high-density residential, commercial, office, industrial, parks and conservation/open space for wildlife conservation and passive recreation.
With the construction of Phase 3 of the community, major improvements will be made to Del Monte Boulevard along the project’s boundary. These improvements include the construction of two new roundabouts and lane restriping to improve traffic flow in the area.
Formal “private” parks within Marina Station will include small sub-neighborhood pocket parks, neighborhood parks, playfields and playgrounds.
Marina Station will also construct and dedicate to the City of Marina several “public” parks and open spaces. The amenities in these parks include a community sports field, tot lots, play structures, picnic tables, a basketball court, benches, BBQ grills, trash cans and pet waste disposal systems. As part of the “public” parks improvements, Marina Station has agreed to make a $275,000 contribution to the City that they will use to construct a bathroom for the existing Windy Hill Park.
Additionally, Marina Station worked with the Fort Ord Regional Trail and Greenway organization (“FORTAG”) to receive their approval for designated path and bicycle routes through the Marina Station community. These designated routes will further their mission of implementing a regional trail system.
A habitat restoration plan has been prepared that outlines the process to preserve and restore a 108-acre mosaic of coastal dune scrub and native grassland/wildflower and Monterey spineflower. The restored habitats are expected to support both common and rare local native wildlife species known to occur in the area, including a variety of birds, coast horned lizard, burrowing owl and California legless lizard. A conservation easement will be placed on the 108 acres, and the area will ultimately be conveyed to a third-party non-profit that will own and manage the acreage in perpetuity.
The project is divided into eight phases. It is anticipated that it will take approximately 10 – 12 years to complete build-out. This timeframe is subject to change due to market conditions and other unanticipated variables.
Land improvements have been started for Phases 1 and 2, which are located in the southern end of the community. It is anticipated that the infrastructure improvements for these phases are targeting completion approximately in the first half of 2026. This work will include the planned connections to Beach Road, Crescent Avenue, De Forest Road, Del Monte Boulevard, Michelle Court and Sells Court.
Per an Affordable Housing Agreement with the City of Marina, the community will provide 272 below-market-rate affordable homes. The homes will be spread throughout the community and include:

Marina Station has removed seven (7) trees, as approved by the Tree Committee, and will plant thousands of new trees of various species and sizes throughout the community along the streets and within the parks and open spaces.
Marina Station is required to dedicate a two-acre portion of its property that is adjacent to Olson Elementary School to the Monterey Peninsula Unified School District when it records its first Final Map. It is anticipated that this dedication will occur in early 2025.
